These rates are based on a stay of at least seven nights. If you would like a shorter stay when seven or more nights are available: Add 10% surcharge to the nightly rate for each night less than seven.

For example, for 6 nights add 10%, 5 nights add 20%. If there are only 4 to 6 nights available the rate is simply prorated. Please contact us for an exact quote.

All Rates are in US Dollars.

Discount rate is applied to the daily 2 person rate and rounded up to the nearest $1.
Rates are calculated at $30 per person per night for more than 2 persons.

Cancellation Policy

For cancellations for ANY reason more than 60 days prior to arrival, there is a cancellation fee of 50% of the total rental. For cancellations 60 days or less prior to arrival, there is a 100% cancellation fee on the total rental. If we are able to re-rent the villa for the entire rental period, there will be no cancellation fee, but a 10% administration fee will apply on the total rental. No deposits will be refunded unless a replacement rental is obtained.

Trip Cancellation Insurance

Trip Cancellation Insurance is strongly recommended to prevent loss due to sickness, hurricane, airline failure, or unforeseen events which force you to change your plans. If you choose not to obtain trip cancellation insurance, please familiarize yourself with our Cancellation Policy.

Other Policies

Check in/check out: Our check in time at the villas is 3 PM, and checkout time is before 10AM. This time is necessary to adequately clean and prepare the home for incoming guests.

No Smoking is allowed in our villas.

Additional Guests: If you decide to bring more people you must let us know in advance so that we can prepare the bed. Please make payment in advance or upon arrival.

Housekeeping/Maid Service: All homes are thoroughly cleaned prior to your arrival. There are plenty of towels and linens, and laundry facilities are at your disposal at the villa. On all stays of one week or less, no additional housekeeping services are provided. If you are staying 10 days or more, one additional cleaning will be offered per week at no additional charge. However, more frequent maid services are available to our guests at an additional charge.

Noise: Please be respectful with regards to noise at your rental villa. Please think about your neighbors, some are on vacation too, but others are going to school or work the next day! St. John has an island-wide sound ordinance that requires loud noise and music to be ended by 10PM.

Note on large gatherings: Any event (wedding, reception or party), in a Cloud Nine Villa that would include more than the registered number of guests must be discussed with the management at the time of booking.
